The Island

Policies
Each Property Comes Furnished With
Linens, towels, dishes, standard kitchenware, hairdryer, an iron, and wireless internet. So you won’t have to start your vacation with a trip to the store, we supply you with the following essentials:
1 roll of toilet paper per bathroom
1 roll of paper towels
2 trash bags
2 laundry detergent pods
2 dishwasher soap pods
Shampoo, conditioner, body wash
Liquid hand soap
Liquid dish soap
Suggested Items to Bring

(additional toiletries, toothpaste, etc.)
Food, condiments, games, toys
Cancellation Policy
60+ days from arrival - 100% refund
31-60 days from arrival - 50% refund
0-30 days from arrival – 0% refund
Inside of 60 days, reservations cannot be moved for any reason
Cancellations will be charged a $65 cancellation fee
Deposit Policy
$500 will be charged to your card at the time of reservation, a deposit which will be applied directly to your rental cost. The remainder will be charged automatically - 30 days prior to your arrival. If you’ve contacted us through Homeaway or VRBO, you will be responsible for their additional fees.
Our online calendar is updated automatically. All quotes are accurate and include all fees. Regrettably, we cannot offer early check-ins or late check-outs, as these hours are for housekeeping. If you need a late check-out, please book an additional night. No refunds will be granted for early departure.
A $50 charge (+ shipping costs) will be added for the return of any forgotten items.
Inclement Weather Policy
In the event of a mandatory evacuation of Saint Simons Island, all funds are refunded. Otherwise, we are open for business and suggest cancellation insurance for any reservations during hurricane season. Reservations will not be rescheduled, simply refunded and guests can rebook at their convenience.
Party Policy
We cannot legally host events at any of our properties. Loud and unruly behavior is strictly prohibited, and management reserves the right to evict any guests who cause such a disturbance without refund.
Pet/Smoking Policy
Our properties carry a policy of no smoking. Violation of the pet policy will result in a $300 penalty, and may also result in eviction and forfeiture of rent. Smoking inside a residence (or outside with doors/windows open) will result in a minimum charge of $300 for additional cleaning.
Properties designated as pet friendly require a $99 non-refundable pet fee. Only dogs are accepted. Cats are not allowed. Emmons Realty accepts a maximum of 2 dogs, with a maximum weight of 65lbs per dog. Dogs must be at least 1 year old. We cannot allow pit bulls. No exceptions will be made for any part of this policy.
Accidental Damages to Rental Property
Accidental rental damage protection is included for any damages or accidents, subject to exclusions and limitations that occur to the premises during your rental period up to $1000. Any damage or accident that is not covered under the policy will be the responsibility of the leaseholder.
Beach Rules
Glynn County Code of Ordinances sets the following regulations for beach usage: 1) no glass containers, 2) no motorized vehicles, 3) no littering. Animals are prohibited on the beach from 9:00am to 6:00pm, Memorial Day through Labor Day. At other times, animals are permitted and must remain in the owner’s immediate control. Animal owners are required to clean up after their animals on the beach at all times.
